We will always try our best to work with clients to agree a suitable start date for all parties and stay in communication should this need to be altered. Some factors that have to be considered, such as; weather, planning permissions, supply chain, current and planned work loads etc. will be discussed and considered early in the process.
We are happy to manage the project for our clients, we would work with the clients, architects, subcontractors and building inspectors throughout the process. We are also happy work alongside a project manager (i.e. architect or client).
This needs to be agreed early on between the relevant parties and discuss the boundaries for the roles, including ordering materials, managing the site and teams, as well as best way to communicate to keep everyone up to date to avoid any problems or delays.
Meeting with the builder regularly is highly recommended, this allows you stay up to date with progress, make sure decisions are made ahead of time and hopefully get ahead of any issues or problems.
Frequently throughout a build project there will be changes, these may be decreases and increases in costs & scope for a number of reasons, including opting for a different specification finish and change of agreed works to name a few. When providing quotes, we try to break the price down so clients can understand how much each element costs, this allows them to understand where changes can be made.
For any alterations, once the project has began, we will talk to the client about the changes and what this will mean before proceeding, so it can be agreed how these changes will effect the project budget and timescale.

We would always recommend that you check that your builder, and any other tradesperson, has the correct insurances in place.
We are often asked if we recommend an architect, plumber, structural engineer, electrician etc. We can definitely help with recommendations, some that we work alongside on a regular basis and others that we have worked with on bespoke projects. Please ask us if you would like any further information.
